1. Who We Are

Yellowkey is operated by Yellowkey Holdings, a company registered with the Ministry of Commerce and Industry of the State of Qatar under Commercial Registration No. 149588, with its address at 534 Al Sadd, Doha, Qatar ("Yellowkey", "we", "our", "us").

These Terms form a binding agreement between you and Yellowkey Holdings and cover your use of www.yellowkey.qa, its dashboards, and any service we provide through them (together, the "Platform"). By creating an account, publishing a listing, contacting a user, or simply browsing, you accept these Terms. If you do not accept them, do not use the Platform.

2. What Yellowkey Is — and Is Not

The Platform is a venue that introduces people to one another: property seekers, property owners and managers, real estate agents, and maintenance service providers.

  • We are not a party to any tenancy, sale, booking, viewing appointment, or maintenance job agreed between users. The contract is between those users.
  • We do not act as your agent, broker, or legal adviser by virtue of these Terms.
  • We do not hold, transfer, or process money between users. See section 8.
  • Where Yellowkey separately agrees in writing to market or manage a specific property for you, that written agreement governs the service and prevails over these Terms for that property. These Terms continue to govern your use of the Platform itself.

3. Eligibility and Your Account

  • You must be at least 18 years old and legally able to enter contracts in Qatar.
  • Register with accurate details and keep them current. An account opened under a false name, a number you do not control, or another person's identity may be removed without notice.
  • One person, one account. Do not share your password, and tell us immediately if you believe your account has been used by someone else.
  • You are responsible for everything done through your account.
  • Where the law or a service requires it, we may ask for a Qatar ID (QID) or trade licence. We handle those documents under our Privacy Policy.

4. Roles and Verification

An account may hold one or more roles — property owner or manager, real estate agent, service provider, or staff. Each role carries a verification status: pending, verified, rejected, or suspended.

Verification means we have reviewed the documents or details submitted to us at a point in time. It is a check, not a warranty: it does not make Yellowkey responsible for a user's conduct, workmanship, pricing, or legal standing, and it does not survive a change in that user's circumstances. Always satisfy yourself about the person you are dealing with.

We may grant, withhold, downgrade, or withdraw a role or a verification status at our discretion, including where documents cannot be confirmed or a user's conduct warrants it.

5. Listings and Content You Publish

When you publish a property, a unit, a job, a review, a photograph, or any other content, you confirm that:

  • You own the property or hold the owner's authority to advertise it.
  • The listing is accurate and current — the location, size, rent, terms, condition, and availability.
  • The photographs are of the actual property and are yours to use, or you hold the licence to use them.
  • The listing does not duplicate one already on the Platform, and is withdrawn or marked let once it is no longer available.
  • The content breaks no Qatari law and infringes nobody's rights.

Bait advertising — a price or a property that does not exist, used to generate enquiries — is grounds for immediate removal of the account.

You keep ownership of your content. You grant Yellowkey a non-exclusive, royalty-free licence to host, display, resize, and promote it on the Platform and in our own marketing of the Platform, for as long as the content remains published. We may edit, unpublish, or remove any listing that breaches these Terms or our Listing & Conduct Standards.

6. Adverts Collected From Public Sources

Some adverts on the Platform were not submitted by their owner. They are collected from public property groups and public pages on social media and republished so that seekers can find them in one place.

  • These adverts are third-party content. We did not write them, we have not inspected the property, and we do not warrant that any detail in them is true or still current.
  • They are shown as unverified and are marked so that search engines do not index them.
  • If you are the owner or the authorised advertiser, you may claim the advert. Claiming requires verification of the phone number published in it, so that a listing cannot be taken over by someone else.
  • If you want an advert about your property removed, write to privacy@yellowkey.qa and we will take it down. You do not have to hold an account to ask.

7. Enquiries, Viewings, and Introductions

An enquiry sent through the Platform is an introduction, nothing more. We do not guarantee that a listing is still available, that anyone will reply, that a viewing will be arranged, or that a deal will be reached.

Do not use another user's contact details for anything other than the enquiry they relate to. Using them for marketing, bulk messaging, or resale is a breach of these Terms and of Qatar's Personal Data Protection Law.

8. Money

Yellowkey does not process payments. The Platform has no payment gateway and no escrow. Rent, deposits, commission, booking amounts, and job payments move directly between the parties, outside the Platform.

Where the Platform shows a payment, a receipt, or a balance, it is a record entered by a user or by our staff of a payment made elsewhere. It is bookkeeping, not proof that Yellowkey received or holds any money.

Refunds, deposit disputes, and unpaid rent are matters between the parties to that contract. We may hold a record of what was entered, and will provide it if properly asked, but we cannot reverse a payment we never took.

Protect yourself: never transfer money for a property you have not seen, never pay a "reservation fee" to someone whose identity you have not confirmed, and be cautious of any listing priced far below the market. If someone asks you to pay Yellowkey directly for a listing, tell us at support@yellowkey.qa before you pay anything.

9. Messages We Send You

By registering you agree to receive service messages by email, SMS, or WhatsApp — one-time passcodes, enquiry alerts, booking and lease notices, and account or security notices. These are part of the service and cannot be switched off while your account is open.

Marketing messages are sent only with your consent, are capped in volume, respect quiet hours, and stop when you reply STOP or unsubscribe. Standard carrier charges may apply to messages you receive.

10. What You May Not Do

  • Post false, misleading, unlawful, obscene, defamatory, or discriminatory content.
  • Refuse or price a property by reference to a person's nationality, race, religion, gender, or family status, except where Qatari law itself requires a restriction.
  • Advertise a property you have no right to let, or sublet in breach of a lease or of Qatari law.
  • Scrape, crawl, bulk-download, or systematically copy the Platform or its listings, or use the data to build a competing database.
  • Send spam, chain messages, or bulk marketing to users you met through the Platform.
  • Impersonate another person, agency, or Yellowkey itself.
  • Circumvent verification, rate limits, or an account suspension — including by opening a new account.
  • Probe, scan, or test the security of the Platform, or interfere with its operation. Genuine security researchers should write to support@yellowkey.qa first.
  • Upload malware, or anything designed to disrupt the Platform or its users.

11. Our Intellectual Property

The Platform, its software, design, text, graphics, and the Yellowkey name and logo belong to Yellowkey Holdings or its licensors. Nothing in these Terms transfers any of it to you. You may not copy, adapt, reverse-engineer, or reuse any part of it beyond ordinary personal use of the Platform without our written permission.

12. Suspension and Closure

We may suspend or close an account, remove content, or withdraw a verification where we reasonably believe these Terms have been breached, where content is unlawful, where an account is being used to defraud or harass, or where we are required to by law. Where it is reasonable to do so we will tell you why and give you a chance to answer.

You may close your account at any time by writing to support@yellowkey.qa. Closure does not erase records we must keep by law or to resolve a dispute; see the retention section of our Privacy Policy.

13. Availability and Accuracy

The Platform is provided on an "as is" and "as available" basis. We do not warrant that it will be uninterrupted, error-free, or free of inaccuracies, and we may change, suspend, or discontinue any part of it.

Listing content — including price, availability, size, and condition — comes from users and from public sources. We do not independently verify it. Maps, imagery, and zone boundaries are indicative only and must not be relied on to identify a property or its legal boundary.

The Platform links to third-party sites and embeds third-party services. We do not control them and are not responsible for their content or their privacy practices.

14. Limitation of Liability

To the fullest extent permitted by Qatari law, Yellowkey Holdings is not liable for:

  • the acts, omissions, honesty, or solvency of any user, owner, agent, tenant, or service provider you meet through the Platform;
  • any tenancy, sale, booking, or job you enter into, or any money you pay under it;
  • loss of profit, loss of opportunity, or indirect or consequential loss of any kind;
  • loss caused by inaccurate listing content that we did not author.

Where liability cannot lawfully be excluded, our total liability to you for all claims arising out of the Platform is limited to the amount you paid Yellowkey in the twelve months before the claim, or QAR 1,000, whichever is greater.

Nothing here limits liability for fraud, or for anything that cannot be limited under the law of Qatar.

15. Indemnity

You will indemnify Yellowkey Holdings against claims, losses, and reasonable costs arising from content you publish, from your breach of these Terms, or from your breach of any law or third-party right.

16. Changes to These Terms

We may update these Terms as the Platform and the law change. The date at the top of this page shows the current version. Material changes will be notified in the Platform or by email before they take effect. Continuing to use the Platform after that date means you accept the revised Terms.

17. Governing Law and Disputes

These Terms are governed by the laws of the State of Qatar. The courts of the State of Qatar have exclusive jurisdiction over any dispute arising from them.

Before starting proceedings, please raise the matter with us at support@yellowkey.qa. Most disputes are resolved faster that way.
